Assured Tenancy
Granting an assured tenancy is a good option perhaps for student lets, but perhaps not others.
The tenant will have full security of tenure and a landlord is unable to issue a section 21 notice.
However if the tenant becomes two months or more in arrears then it is relatively easy to get the tenants out.
